City Spotlight Series Volume 5: Nashville, Tennessee

Migration Markets

At the Cynthia Froid Group, we carefully track the cities where new clients are relocating from, and cities where our clients are transferring to for new employment, or purchasing second homes, vacation or investment properties. In the business, we call these cities “Migration Markets.” In this blog post series, we will be highlighting some of the most notable Migration Markets across the country.

State of the market

Thinking of relocating or taking a trip to Nashville in the future? If you like good food, great music, and a big city with that good ol’ southern country feel, Nashville is the place for you. It’s famous for the Grand Ole Opry, the recreation of the Parthenon, and country music. It is best known as a tourist attraction in middle America, and is home to just over six hundred thousand people.

Nashville is one of the hottest real estate markets in the country today. The real estate boom here began about 10 years ago and the investors expect these trends to continue in 2020 and foreseeable future, making Nashville one of the most desirable housing markets in the country.

The Nashville luxury condo market has recently seen a rapid rise and the demand for high-end penthouse condos has increased exponentially. According to MLS, from 2008 to 2011, 13 $1 million-plus penthouses were sold in downtown Nashville. Since 2012, more than 70 were sold. Now, there are quite a few developments like the Icon, Terrazo, and now 505 Nashville Condos as well as other luxury Downtown Nashville condos that may catch your eye.

RELOCATING?

The Guide

The world has discovered what locals knew all along: Nashville isn’t just a country music mecca — it’s a multifaceted jewel of great food, warm weather, and happy living. Check out some recommendations below for the hot spots.

to eat:

Mas Tacos Por Favor .jpg

Mas Tacos Por Favor

The counter-order cash (or check) only East Nashville joint sees crowds line up from noon to night, thanks to its reputation as a solid street taco shack. Therefore, hitting at off-peak times is preferable (also because parking is limited.) Go-to moves here include the fried avocado taco, plantains, elotes, and the chicken tortilla soup.

Henrietta Red .jpg

Henrietta Red

One of Nashville’s most significant restaurant openings of 2017, this Germantown restaurant and bar expertly paired executive chef Julia Sullivan and GM/sommelier Allie Poindexter with Strategic Hospitality. The focus here is on seafood and seasonal vegetables, plus a raw bar program that is among the best in town.

Prince Hot Chicken.jpg

Prince's Hot Chicken Shack South

The godfather of Nashville hot chicken — inspiring hours-long lines and seemingly endless imitations globally — Prince’s has over 70 years and a James Beard Award tucked casually under its belt. The original hot chicken shack’s Ewing Drive location caught fire and is closed temporarily, but the South Nashville outpost (5814 Nolensville Pike) offers another option where loyalists can fulfill those fiery fowl fantasies.

Butcher _ Bee .jpg

Butcher & Bee

The Charleston-born restaurant is a transplant in name only, as executive chef Bryan Lee Weaver has made the menu entirely his own — honing in on vegetable-focused small plates with superb sandwiches in tow. It’s hard to go wrong choosing anything off the ever-changing seasonal menu, but definitely start by ordering all of the mezze.

to drink:

Pearl Diver

East Nashville’s first laid-back island lounge might be housed in a former garage, but it’s nearly impossible to tell that when stepping inside the stunningly decorated space. Patrons are abuzz about Pearl Diver’s tropical bites and island libations, from a classic mai tai and massive punch bowl sippers to beef bulgogi skewers and dumplings.

Bastion.jpg

Bastion

The Wedgewood-Houston cocktail den and laid-back hangout from Josh Habiger and Strategic Hospitality quickly made a name for itself with impressive cocktails and noteworthy nachos.

Old Glory .jpg

Old Glory

Keep those eyes peeled for the golden triangle designating the otherwise unmarked door leading into this spacious and stunning Edgehill Village cocktail bar, where No. 308 vets and sisters Alexis and Britt Soler are doling out some killer drinks in an industrial space with vibes to match.

The Oak Bar at the Hermitage Hotel

The Hermitage Hotel’s Oak Bar is a Nashville classic (that fancy mens’ bathroom, though) — tucked away beside the Capitol Grille. With old school vibes plus a refreshed cocktail menu paying homage to the classics while also incorporating new creations, the Oak Bar brings some of the best of Music City together — think throwback Singapore Slings alongside a serious Old Fashioned with Nashville’s Belle Meade bourbon.

to do:

Robert_s Western World .jpg

Robert's Western World

Since what feels like lightyears before Broadway’s streetscape was ruined by three-story mega-bars named after modern country music stars, Robert’s Western World has consistently offered old-school country music and rockabilly for those seeking a true Nashville honky-tonk experience. And while it’s undoubtedly more bar than restaurant, the fried bologna sandwich with an icy PBR and MoonPie for dessert is an unarguably iconic Music City meal.

The Station Inn .jpg

The Station Inn

The Station Inn has been known as one of the premier venues for bluegrass music since opening in 1974. Name a famous act in the genre, and they’ve surely graced the small stage in the cozy club. There’s still live music every night of the week with a free bluegrass jam on Sundays. Bring an instrument and play along or just listen to local musicians jamming for the love of the music.

Ryman Auditorium .jpeg

Ryman Auditorium

They don’t call the Ryman “The Mother Church of Country Music” for nothing. It is best known as the long-time home of the Grand Ole Opry, but through the years it has hosted eclectic musical acts ranging from Bill Monroe to Elvis (both Presley and Costello) to Widespread Panic to Foo Fighters. No matter who’s on stage, or even for a tour between performances, the Ryman is always a pilgrimage worth making.

Radnor Lake .jpg

Radnor Lake

Contrary to popular belief, it’s not just old birds and birders walking the trails around this suburban oasis. Thanks to miles of paths ranging from flat to challenging, nature lovers of all ages take advantage of the scenic beauty of Radnor Lake to stretch their legs and socialize. It has the added benefit of being a great date idea, as well as one of our very best hikes in the area.

"Having worked with clients through 2 different economic shifts, Nashville has been and continues to be one of the strongest real estate markets in the country.    When you compare our luxury inventory to entertainment hubs like LA, NY and Miami or healthcare hubs like Boston and Houston, our homes are a relative value.   The luxury dollar goes a lot further in Nashville."
