Most people know about the spring market, with the majority of new listings coming onto the market in spring and early summer. This makes for intense competition between listings, because everyone is trying to grab a buyer. The fall market has fewer listings, meaning less competition for sellers and allowing unique listings to shine.

Returned and Refreshed

Labor Day, summer’s great last hurrah, signifies more than the end of the State Fair and a return back to school. It’s also about a shift in mindset and a return to work. Buyers have had time to recover from a busy spring and summer market, and agents have had a little time to go on vacation mode. Both are energized and ready to find the perfect home for sale- which could be yours!

Low interest rates

Interest rates have been historically low this year, and experts expect the interest rates of mortgages to stay low and steady through the remainder of 2021. This translates into a buyer being not only able, but excited to put an offer on the home they’ve fallen in love with.


Transfers, Taxes, and Investors

Investors who are making a purchase for tax reasons or through a 1031 exchange are highly motivated to make a purchase by the end of the year. Additionally, transferees who will be starting a new position in 2022 are starting to scout housing options, especially downtown in the third and fourth quarter. The Fall market is uniquely primed to capture those sales.

A Sense of Urgency

Fall brings many things- cool evenings, bonfires, and the reminder that winter is coming. And buyers know this as well. They want to be in their new home to properly celebrate the upcoming holidays.
